What an EICR involves

An Electrical Installation Condition Report tests every circuit at the consumer unit, inspects a sample of sockets, switches and fittings, and grades any defects (C1 danger present, C2 potentially dangerous, C3 improvement recommended, FI further investigation). C1 and C2 findings make the report 'unsatisfactory' and need remedial work.

Landlords must have the electrical installation inspected and tested by a qualified person at least every 5 years, and obtain a report (the EICR) explaining the outcome and any remedial or investigative work required. The duty began with private landlords and was extended to the social rented sector in stages from 1 November 2025, so the date a particular social tenancy came within scope depends on when that tenancy was granted. Any remedial work the report requires must be done within 28 days (sooner if the report says so), and the report, plus written confirmation that the work was done, goes to the tenant and to the local council within 28 days.

One London electrical testing firm's own price guide puts an EICR on a 3-bedroom house in London at £200–£300. This guide's £200–£350 band for a 3–4 bedroom house follows that firm's figures. Another London testing firm's own price guide lists £180–£260 for a 3-bedroom house, starting a little below that band. The lower £100–£220 also published for this size comes from a cost guide's London prices, whose 3-bedroom row puts flats and houses together rather than pricing a house on its own.
