The legal position

Landlords must have each gas appliance and flue they supply checked annually by a Gas Safe registered engineer, give existing tenants a copy of the record within 28 days of the check and a new tenant a copy before they move in, and keep each record until two further checks have been carried out. A check carried out between 10 and 12 months after the last one keeps the original expiry date; a check done earlier than 10 months, or later than 12, resets the deadline to 12 months from the new check.

The check itself takes 30–60 minutes in total for a typical property with a boiler and one or two additional appliances, not per appliance. Combining the CP12 with the annual boiler service in one visit is often more convenient than booking two separate appointments, though no published source prices the combined saving.

Can a plumber do a gas safety check?

A plumber can do a landlord gas safety check only if they are also Gas Safe registered for the appliance types being checked. Being a plumber is not enough on its own: where a plumber does gas work, that part of the job requires Gas Safe registration. The annual check that produces the Landlord Gas Safety Record (often called a CP12) must be carried out by a Gas Safe registered engineer, and engineers are registered only for the specific categories of gas work shown on their Gas Safe ID card.
