The legal position
Landlords must have every gas appliance and flue checked annually by a Gas Safe registered engineer, give tenants a copy of the record within 28 days, and keep records for two years. There is no grace period — an expired certificate is a compliance breach from day one.
The check itself takes 30–45 minutes per appliance. Combining the CP12 with the annual boiler service in one visit usually saves £30–£50 against booking them separately.
