Reminders
Automated reminders go out 30 days before any certificate lapses. That is deliberately the window you need to get the work booked and the new certificate in hand before the old one runs out, rather than a notification that arrives the week it expires.

One click produces a portfolio compliance report as a letterhead PDF, for lenders, agents and audits.
Booking the renewal
The same gates apply here as to any job: gas work only goes to a verified Gas Safe registered professional, and electrical work is subject to qualification and compliance checks before a Hero is assigned. A CP12 or an EICR booked through the platform carries the same payment protection as anything else - the money is held until you confirm the work is done.
Licensing is a different question from certificates
Selective and additional HMO licensing is set borough by borough, not nationally, and has nothing to do with your certificate dates. Our property licence checker shows each borough's published position, checked against that council's own pages and dated on the page.
Check your own borough there. A London-wide assumption about licensing is wrong more often than it is right.
